AmeriLife renews and expands at Clearwater, Florida, office campus
Insurance company now leases nearly 120,000 square feet
AmeriLife, a Clearwater, Florida-based national insurance and retirement solutions company, has renewed its lease at AmeriLife Place II, the three-story office building at 2650 McCormick Drive in Clearwater.
The property is owned by Real Estate Value Advisors, a Virginia-based commercial real estate investment firm.
The renewal covers 70,704 square feet in the building at 2650 McCormick Drive in Clearwater's North Pinellas area. The renewal effectively keeps AmeriLife as the sole occupant of the building. AmeriLife also renewed its 24,710-square-foot lease on the third floor of the adjacent building at 2600 McCormick Drive. In addition, the company signed a new lease for the second floor, totaling another 24,710 square feet, according to marketing materials.
The transaction reflects a broader trend across the Tampa Bay office market, where existing tenants continue to drive leasing activity through renewals, relocations and expansions. "Tampa's office market continues to see strong renewal and expansion activity. The main source of new leasing activity over the past year or so has been existing Tampa tenants either moving to new buildings or increasing their existing footprint, a trend highlighted by the recent AmeriLife deal," said Michelle Rumore, CoStar senior director of market analytics for Tampa.
For the record
Matt Alexander and Chad Rupp of Franklin Street, a Tampa-based full-service commercial real estate firm, represented the landlord. Taylor Lovitt of Morrow Hill, a Dallas-headquartered tenant representation firm, represented AmeriLife.
